• Attention to detail in every room

  

  Each house is designed individually and thoughtfully to offer a combination of traditional and open-plan living spaces. The incorporation of vaulted ceilings with skylights or fully glazed areas ensures light and airy rooms throughout, particularly in the kitchen/breakfast areas. Each property is constructed using a combination of both traditional and modern sustainable building products, carefully selected from a palette of high quality materials to reflect the local area, such as brick, weatherboard, stone work, paviours and traditional metal railings.

  Warm and dry...
  All our houses are built using block walls both to the inner skin of the external wall and the majority of internal partition walls (with the exception of attic rooms), but have a drylined finish to increase sound and thermal insulation.

  We fit high quality UPVC double glazed windows, fascia and soffit boards (with the exception of some low level roofs) to ensure low maintenance.

  Reassurance...
  Every home has a 10 year National House Builders Council (NHBC warranty) to guarantee peace of mind.

• Kitchens and Bathrooms

  

  We offer you a choice of colours and styles of units in modern designs, so that your kitchen is uniquely yours right from the start. Each kitchen has complimenting work tops and upstands and you can even upgrade to granite should you wish (this is subject to construction stage).

  All mod cons...
  Every kitchen has a stainless steel oven, ceramic hob and extractor hood as standard fittings. There is a one and a half bowl stainless steel sink and drainer with complimenting tap (this is upgraded to a stainless steel undermount sink where granite worktops have been chosen). In all the four bedroom properties you will find an integrated fridge/freezer.

  Bathrooms etc...
  Bathrooms and ensuites have been individually designed and feature contemporary white sanitaryware with stylish chrome taps and fittings. Many have back to the wall toilets and semi-recessed basins set within vanity tops - please ask your Sales Advisor for further details. We also offer you a choice of ceramic wall tiles from our carefully selected range (subject to construction stage). All our ensuites have thermostatically controlled showers.

  Thoughtfully designed electric layouts...
  Each of our houses has an individually designed electric layout indicating positions of sockets, TV, BT points etc which should accommodate all sorts of uses, such as working from home. In the lounge a multi socket TV point is pre-wired to enable easy installation of Satellite SKY plus.

• Heating and Lighting

  

  Let there be light...
  We have fitted white recessed downlights to each bathroom, ensuite and kitchen. For convenience and security, outside an external light to the front door can be operated via a switchable dusk till dawn sensor and there is also power and lighting to the garage.

  Keeping warm...
  Each home is fitted with a high efficiency oil fired boiler for central heating and hot water. Zonal control creates the right temperature throughout the house with thermostatically controlled radiators. We are even able to offer solar hot water as an optional extra - subject to construction stage - please ask your Sales Advisor for further details. All ensuites have heated towel rails and there is mains water pressure to all taps.

• Finishing touches

  

  Each home is tastefully and stylishly decorated using quality materials.

  Within...
  All internal doors are in oak veneer with contemporary satin chrome ironmongery, and all internal walls are painted in off-white emulsion. The internal joinery throughout is painted in white with a satin finish, as is the staircase which has an oak handrail. All ceilings throughout every property are smooth and finished in white matt emulsion.

  In the Master bedroom there is a spacious built in wardrobe with hanging rail and this is also standard to the second bedroom in our four bedroom properties.

  The great outdoors...
  Our homes are beautiful from the moment you see them, inside and out. The front gardens are landscaped with a selection of either hardscaped area, turf, planting, hedging and metal railings - please ask the Sales Advisor for further details. For outdoor living, there is a rear patio area. A garage and additional parking is available for every property.
