FORGET the property prophets of doom and gloom – one local developer is ensuring buying a new home remains perfectly possible by offering eager purchasers part exchange.
Almost three-quarters of purchasers at The Grove at Great Horkesley just outside Colchester have taken advantage of Mersea Homes’ generous part exchange initiative.
The company’s Managing Director, Stuart Cock, has hailed the scheme as the simple answer to unblocking the moving blues that so many people are experiencing.
“The current economic conditions have meant that finding the house of your dreams is no longer the most difficult part of moving home. The difficulty is selling your own home. Mersea Homes’ part exchange scheme removes this problem, as many people have discovered.
“The scheme couldn’t be easier. Once somebody has settled on the home they want at The Grove, we will ask two independent estate agents to value their home. Based on this information, we will make an offer for the person’s home and, if they are satisfied with that offer, we agree to take their home in part exchange.
“It means our purchasers can buy their new home with the confidence that they haven’t got to worry about finding a buyer for their own – and there are no estate agency or HIP fees to consider either,” said Stuart.
One of the many couples who have enjoyed the benefits of Mersea Homes’ part exchange initiative is Blaire and Steve Careford. They are due to move into their new home at The Grove this month after reserving in April.
“Not only have we been able to see our home being built, we have done so safe in the knowledge that the purchase is perfectly safe – no having to worry about our own house not selling or the sale falling through at the last minute. That’s a very reassuring feeling.
“We did actually use part exchange the last time we moved but this time with Mersea Homes it was far easier and much more efficient. The way the market is, we don’t feel at all confident that we would have been able to achieve this move without part exchanging. It really has made it so easy,” said Blaire.
The Grove is home to a wide choice of three, four and five-bedroom houses. The stunningly designed houses include balconies, vaulted ceilings and dining halls, with an attractive external mix of brick and weatherboarding. The houses are complemented by areas of parkland for use by both residents of The Grove and other villagers.
The Grove offers a rare opportunity for house-hunters to purchase a new home in a rural setting but one which is convenient for Colchester town centre and road and rail links. A selection of three, four and five-bedroom houses are currently available with prices starting at £279,995.
The sales centre and show house are open Thursday-Monday, 10am-5pm, telephone 01206 273273.
